You've Started Your House Hunt for Your Perfect Texas Woodlands Home... Now What?

You took the time to select a qualified realtor in the Texas Woodlands area, right? You narrowed your focus of your house hunt and you've selected several potential houses to view throughout the Woodlands. How should you proceed from here to ensure that you approach the negotiations and contractual issues with the energy and focus you need to be successful?

The following steps will help you through the last half of scouting and buying your Woodlands Texas home.

1. Select a few houses at a time to walkthrough with your realtor. Many realtors will send you a variety of houses in your price range for you to preview before ever getting in the car. Take the time to carefully narrow the list. Be realistic with your choices. 

2. Make a priority list of needs and desires for your new home. If you know you don't want a galley kitchen, write it down. If you know you want the master bedroom on the main floor, write it down. The clearer you are with your needs before you ever get to the house, the more likely it is that your time will be more focused and productive. 

3. Pick one or two houses to make an offer on. This is, for many, the most exciting process. Not only are you close to the end of your tiresome house hunt, but you get to begin fantasizing about living in your new home. Picking two houses helps you in case one of your choices doesn't work out.  Remember, many different issues can come up between your choosing a home in the Woodlands and your closing date.  Keep your options open.

4. Prepare your contract and offer. This is really where your Woodlands Texas realtor helps you. He or she has written many contracts and will be able to streamline the process for you. At the same time, if you have questions or needs, the realtor is there for you. Ask any questions you have during the writing of the contract. Ask your realtor's opinion about different ways to approach the contract.  All of these will help you find the perfect home in the Woodlands.

5. Arrange for the inspection and closing. Once your offer is accepted, it's time to get the house inspected. While you will often become very invested in your "new house" at this point, it's important to keep in mind that you can still get out of the deal. Most contracts include a clause that allows the buyer to get out of the contract if the inspection finds any major problems.  Watch for any potential signs of big repairs.  Don't be afraid to walk away from the deal if you sense any big issues.

6. Close the deal. Talk with your Texas Woodlands real estate agent about what you need to bring to your closing. Often times you'll need a certified check from the bank. Bring everything with you to the closing, including all identifications, in order to streamline the process.
